Prior to purchasing a property, experienced independent third party consultants provide TenCal with MAI Appraisals, Property Condition Assessment reports and Phase I Environmental Review reports. TenCal's legal counsel reviews tenant's leases, property title information, a current property survey and all other documents deemed essential to the transaction.

TenCal property underwriting standards address and analyze the supply and demand factors in the local market, occupancy rates, lease comps and sales comps. Financial viability of the tenant is established through review of financial statements, operating budgets and industry information.
