Transaction Structure

Each property in the TENCAL, LLC portfolio is owned by a separate single asset LLC.
 
Preferred annual distributions of 8 % to 10 % of the amount invested, paid monthly, from operational cash flow. Any surplus cash distributed is divided equally between investors and TENCAL, LLC.
 
Upon sale of a property, cash is distributed as follows:

 1. Make whole any unpaid preferred annual distributions
 2. Return 100 %
 3. Payment of the first 20 % of excess proceeds from sale
 4. Divide the remaining excess proceeds from sale equally with TenCal, LLC
