  • Theodore J. Schwartz (Principal)

    A graduate of Roosevelt University, Chicago, Illinois with an Accounting Major, Mr. Schwartz successfully passed the State of Illinois Certified Public Accountant Examination.

    He began his career in commercial real estate and commercial financing as an auditor and lending officer with the Chicago office of a national lending company.

    Concentrating in the area of commercial real estate, Mr. Schwartz became a Controller with a successful Chicago based industrial real estate developer. He represented the company in arranging construction and permanent financing required to fund the company's development programs. Additionally, he was responsible for all budgeting, accounting and financial reporting for the company's development projects.

    In 1983, Mr. Schwartz formed Commercial Mortgage Underwriters, Inc., "CMU" a Manhattan Beach, California based real estate acquisition and financial intermediary. Since its inception, CMU has arranged in excess of $2 Billion of transactions for its clients. Properties acquired and financed nationally include industrial properties, office properties, shopping centers, apartment buildings, senior housing, health care facilities, self storage facilities and hotel properties. During the past twenty four years, Mr. Schwartz and CMU have demonstrated significant expertise in the acquisition and development of existing and to be developed industrial and commercial real estate, portfolio asset management and property management.

    In 1996, Mr. Schwartz further diversified CMU's operations emphasizing the acquisition of income producing properties. In March of 2003 he co-founded TenCal, LLC with Richard Botts. TenCal has acquired a portfolio of ten industrial properties aggregating 1,000,000 square feet and valued in excess of $40,000,000.

    Having developed long standing relationships with the major commercial real estate brokerage firms in the United States,
    TenCal's deal flow provides investors with continuous and exceptional real estate investment opportunities. TenCal's qualification process is exhaustive and selective, protecting its investor's principal while providing excellent above market returns.

    Mr. Schwartz, a resident of Manhattan Beach, California, is married and the father of three grown children.

     

  • Richard H. Botts (Principal)

    Mr. Botts is a principal in TenCal, LLC. In association with Theodore J. Schwartz, TenCal was formed in June, 2003 for the purpose of acquiring existing, net leased warehouse properties which afford higher than usual returns on safe, well managed property. Mr. Botts brings more than 40 years experience in owning, financing, management and sales of income producing real estate.

    After attending David Lipscomb University of Nashville, Tennessee and the University of Tennessee, Mr. Botts began his career as a cashier in the currency department of the Federal Reserve Bank in Nashville. Leaving there in 1962, he began work as an appraiser (trainee) in the Property Assessor's Office of Nashville. Mr. Botts worked for the Metropolitan Division of Assessment for 11 years finally becoming Chief Deputy and Principal Appraiser, with a staff of 48 employees and serving as chief administrative officer the last two years of his employment. He also became Senior Instructor for the International Association of Assessing Officers (IAAO) and taught 39 schools in 17 states on real estate economics. He authored the official textbook used in training by the Tennessee State Board of Equalization and was key note speaker at IAAO conventions in Denver, New York and Miami. Mr. Botts was certified as an "expert witness" in Courts located in Tennessee, Missouri, Georgia and Alabama in the area of Real Estate and Ad Valorem Taxation.

    Mr. Botts entered the private sector in 1972 and was made a Vice President of First and Mid-South Mortgage Corp. a well respected commercial mortgage firm in Nashville. He specialized in financing all types of commercial income producing real estate. In 1977 Mr. Botts founded his first mortgage company known as Union Mortgage and Investment Company. The firm specialized in the finance, appraisal and syndication of commercial income producing property. As a result of the investment and finance activities afforded by Union Mortgage and Investment Co., Mr. Botts founded six diverse companies during the 1985 -1997. These included three major new-car dealerships, an investment consulting group, and two manufacturing companies.

    Since 1997 Mr. Botts has been associated with The Capital Corporation, a firm specializing in the sale, development, syndication and consulting on investments in real estate. In conjunction with activities involving The Capital Corporation, Mr. Botts and Mr. Schwartz began TenCal, LLC in 2003.

    Mr. Botts is a resident of Nashville, TN., is married and the father of three grown children.

     

  • Richard (Rick) H. Botts, Jr. (Vice President-Investor Relations)

    As Vice President for Investor Relations, Mr. Botts is a liaison between investors and all of TENCAL, LLC third party relations. These include management firms, lenders and accountants. Duties include reports, web site development and maintenance, brochures and the introduction of new investors to the TENCAL, LLC investment strategy. Mr. Botts joined TENCAL, LLC in May of 2007 after eight years with Perot Systems Corporation acting in a Project Management and Client Implementations role. Responsibilities included multi-client relationships representing more than 50 million in account receivables. Mr. Botts did his under graduate study at Austin Peay State University with a primary focus in Business Administration.
