TENCAL retains third party managers to provide day to day professional management for each of its properties. The principals of TENCAL provide continuous and on going asset management review for each property in the portfolio.

Acquisition Criteria

TENCAL acquires quality industrial and commercial properties in established markets leased to financially solid tenants. To assure consistency of cash flow and reduction of tenant turnover and its related costs; TENCAL properties are generally leased on a triple net basis (tenant pays for all operating expenses) for periods ranging from five to twenty years.

Due Diligence & Underwriting

Prior to purchasing a property, experienced independent third party consultants provide TENCAL with MAI Appraisals, Property Condition Assessment reports and Phase I Environmental Review reports. TENCAL's legal counsel reviews tenant's leases, property title information, a current property survey and all other documents deemed essential to the transaction.

TENCAL property underwriting standards address and analyze the supply and demand factors in the local market, occupancy rates, lease comps and sales comps. Financial viability of the tenant is established through review of financial statements, operating budgets and industry information.
